Time impact analysis

Time impact analysis and construction delay analysis

When a change or disruption threatens the completion date, you need to show its effect on the schedule clearly and defensibly. Plan104 prepares time impact analyses in Primavera P6, supported by the field records our platform documents every day.

How a time impact analysis works

  1. Select the right update. We start from the schedule update in effect just before the event, so the analysis reflects the project as it was planned at that time.
  2. Model the event. We build a fragnet, a short sequence of activities that represents the change, delay or disruption, and tie it into the affected work.
  3. Measure the impact. We recalculate the schedule and compare the completion date and critical path before and after the fragnet.
  4. Document and support. We write a clear narrative with the supporting records, ready for the owner, the contractor or the claim file.

Why the records matter

A delay analysis is only as strong as the evidence behind it. On projects that use the Plan104 platform, RFIs, change orders, site photos and quality issues are documented against the schedule activity on the day they happen. When a time impact analysis is needed, the record is already there.

Frequently asked questions

What is a time impact analysis in construction?

A time impact analysis (TIA) is a schedule analysis method that inserts a fragnet representing a change or delay into the current CPM schedule update and measures how much it moves the project completion date.

When should a contractor prepare a TIA?

As soon as a change or delay event is identified, ideally before the affected work is performed, and in line with the notice requirements of the contract.

Which software do you use for delay analysis?

We prepare time impact analyses in Oracle Primavera P6 using the project's contemporaneous schedule updates.

Do you work for owners or contractors?

Both. We prepare time impact analyses for contractors and review them for owners and owner's representatives.
